Why would I need a portfolio or landlord mortgage?

Property is a hot business and potentially lucrative, certainly in terms of income and capital growth. However, with the market being particularly buoyant, it is worth considering how a portfolio of properties could be managed most effectively.

What is a Portfolio Mortgage?

Portfolio and landlord mortgages are a combined solution for landlords who have, or plan to have more than one Buy-to-Let property.

Which means that a portfolio mortgage could unite the Buy-to-Let mortgages that you may have for your properties and merge them together under one roof

This works by the lender looking at the total rental income from all of the properties and the LTV (Loan-to-Value) ratio are balanced out, which means that any excess value may be available to extend your portfolio.

How does it work?

Lenders may look at your status as a portfolio landlord in two ways, as a ‘Sole Applicant’ or as a ‘Joint Applicant’

You will be considered a ‘Sole Applicant’ if you own four or more BTL properties, this includes the one you are applying for which the lender will base their calculations on.

To be considered a ‘Joint Applicant’, you will be applying for your portfolio mortgage with a partner, who may perhaps already have some separate properties, or they may be involved as a co-owner with some or all of your properties. In which case, the lenders will look at the LTV (Loan-to-Value) ratio of the total number of properties that you own as a collective.
